Please read these Terms of Service carefully before engaging IKAG's services. By booking a service, signing a service agreement, or making payment, you confirm that you have read, understood, and agreed to these terms.
1. Parties and Definitions
"Service Provider", "we", "us", or "IKAG" means Andrei Rusu, trading as IKAG, a sole trader (enskild firma) operating in Småland, Sweden.
"Client" or "you" means the individual or entity that engages IKAG's services.
"Property" means the residential property or holiday home specified in the service agreement or initial correspondence.
"Membership" means a recurring monthly service subscription as described in Section 3.
"Visit" means a physical attendance at the Property by IKAG to carry out agreed inspection or maintenance activities.
"Service Agreement" means the written or email-confirmed agreement between IKAG and the Client setting out the specific services, membership tier, and pricing.
2. Our Services
IKAG provides residential property caretaking, inspection, and maintenance services for holiday homes and second homes in the Småland region of Sweden. Services are described in detail on our website at www.ikag.se and in your individual Service Agreement.
Our services may include, but are not limited to:
• Regular property inspections with written and photographic reports
• Seasonal property opening (spring) and closing (autumn)
• Mailbox collection and forwarding of urgent correspondence
• Coordination of mandatory annual chimney sweep (sotning)
• 24/7 emergency response and coordination
• Gutter cleaning and exterior maintenance
• Arrival preparation (heating, airing, basic provisions as agreed)
• Carpentry, renovation, and repair work (carried out or coordinated by IKAG)
• Project management for larger renovation works
The specific services included in your membership tier are confirmed in your Service Agreement. IKAG reserves the right to subcontract specialist work (such as electrical, plumbing, or roofing) to qualified and insured tradespeople. You will be informed before any subcontractor is engaged on your property.
3. Membership Tiers and Pricing
IKAG offers the following membership tiers, priced in Swedish kronor (SEK) inclusive of VAT (moms) at the current applicable rate:
Trygg — 3 125 SEK/month incl. moms
Includes one full interior and exterior inspection per month, seasonal opening and closing, photo report after every visit, mailbox collection, chimney sweep coordination, and 24/7 emergency response.
Lugn — 4 995 SEK/month incl. moms
Includes everything in Trygg, plus two visits per month, an additional visit after every orange storm warning, professional gutter cleaning once per year, priority scheduling for repairs and renovation, arrival preparation up to three times per year, and travel within 50 km from Holsby included.
Bekymmersfri — 6 995 SEK/month incl. moms
Includes everything in Lugn, plus arrival preparation up to six times per year, a 10% discount on all repair and renovation hours, project management for any repairs or renovations, and a full written condition report twice per year.
Prices are reviewed annually. You will be given at least 30 days' written notice before any price change takes effect. Continuing to use the service after the effective date of a price change constitutes acceptance of the new price.
Services requested outside the scope of your membership tier (such as additional visits, specific repair works, or renovation projects) will be quoted separately and invoiced in addition to the monthly membership fee.
4. Payment Terms
Invoices are issued by IKAG on the 1st of each calendar month, covering that month's service.
For example: an invoice issued on 1 May covers the services to be provided during May.
Payment is due within 14 days of the invoice date, unless otherwise agreed in writing.
Invoices are issued in SEK and sent by email in PDF format. It is the Client's responsibility to ensure their billing email address is kept up to date.
Late payments may incur interest in accordance with the Swedish Interest Act (Räntelagen 1975:635) at the reference rate set by the Riksbank plus eight percentage points.
If payment is not received within 30 days of the due date, IKAG reserves the right to suspend services until the outstanding amount is settled. IKAG will provide written notice before suspending services.
All prices on the website and in service agreements are stated inclusive of Swedish VAT (moms) at 25%, unless explicitly stated otherwise. IKAG will provide a VAT-compliant invoice (faktura) for each billing period.
5. Cancellation and Membership Pause
5.1 Cancellation by the Client
You may cancel your membership at any time by giving IKAG written notice (by email to info@ikag.se) at least 14 calendar days before the 1st of the month from which you wish the cancellation to take effect.
Example: if you wish to cancel from 1 June onwards, your written notice must be received by IKAG no later than 17 May.
If notice is received after the 14-day deadline, the following month's invoice will be issued as normal and that month's service will be provided. No refund is issued for a month already invoiced where services have commenced.
There is no minimum contract term. You may cancel after any month with the required notice.
5.2 Membership Pause
You may pause your membership during periods when you are at the property yourself and do not require our services. To pause, notify IKAG by email or WhatsApp at least 14 calendar days before the 1st of the month you wish to pause.
A pause applies to the membership fee only. Any emergency response or other services provided during a pause period will be charged at our standard hourly rate, as agreed with you at the time.
There is no minimum or maximum pause duration, and no minimum number of months you are required to pay per year.
5.3 Cancellation by IKAG
IKAG reserves the right to cancel a membership by giving the Client 30 days' written notice. This may occur if, for example, IKAG is no longer able to serve the property's geographic location, or if the Client has materially breached these terms.
In cases of serious breach by the Client (including non-payment for 60 or more days, or abusive conduct toward IKAG), we reserve the right to cancel immediately and without notice, with any outstanding invoices remaining due and payable.
6. Access to the Property
To provide our services, you must provide IKAG with a reliable means of access to the property. This typically involves providing a spare key, key safe code, alarm code, or other access method agreed between the parties.
IKAG will handle access information and physical keys with the strictest care. Keys will never be labelled with the property address. Access codes will be stored securely and will not be shared with any third party without your prior consent, except in a genuine emergency where your safety or the structural integrity of the property is at risk.
It is your responsibility to inform IKAG of any changes to access arrangements promptly. IKAG accepts no liability for inability to access the property if access information provided is incorrect or out of date.
All access information will be deleted within 30 days of the service agreement ending, as described in our Privacy & Legal Notice.
7. Insurance and Liability
7.1 IKAG's liability insurance
IKAG holds public liability insurance (ansvarsförsäkring) covering accidental damage to client property caused by IKAG during the course of providing services. In the event of accidental damage, IKAG will notify you as soon as possible and cooperate fully with any insurance claim.
7.2 Limitation of liability
IKAG's liability for any single incident or claim is limited to the total membership fees paid by the Client in the 12 months preceding the incident, except where liability cannot be limited by law (such as for personal injury caused by negligence, or fraud).
IKAG is not liable for:
• Damage, loss, or deterioration arising from pre-existing conditions at the property that were not disclosed to IKAG at the start of the service agreement.
• Losses arising from the Client's failure to maintain adequate property insurance.
• Consequential, indirect, or economic losses (such as loss of rental income, loss of enjoyment, or costs of finding alternative accommodation) unless caused by IKAG's gross negligence or wilful misconduct.
• Damage caused by third parties, weather events, flooding, acts of God, or other circumstances outside IKAG's control.
• Failures or defects in work carried out by third-party subcontractors, provided IKAG exercised reasonable care in selecting and instructing those subcontractors.
7.3 Your insurance obligations
You are responsible for maintaining adequate insurance for your property at all times, including a fritidshusförsäkring (holiday home insurance) appropriate for the property. IKAG's inspection reports are intended to support your insurance compliance requirements, but IKAG cannot guarantee that any specific insurer will accept our reports as sufficient for their purposes. You should verify your insurer's specific requirements directly.
7.4 Emergency situations
In a genuine emergency (such as a burst pipe, fire, or structural damage) where you cannot be reached and immediate action is required to prevent serious damage, IKAG is authorised to take reasonable emergency action and to engage emergency tradespeople on your behalf. IKAG will notify you as soon as possible and will share all relevant documentation. Costs incurred in a genuine emergency will be invoiced to you at cost, with a full breakdown.
8. Client Responsibilities
To enable IKAG to provide the best possible service, you agree to:
• Provide accurate and complete information about the property at the start of the service agreement, including any known defects, hazards, or conditions that IKAG should be aware of.
• Keep your contact details (email and phone number) up to date so we can reach you in an emergency.
• Inform IKAG at least 14 days in advance if you plan to visit the property yourself, so we can coordinate accordingly.
• Inform IKAG before allowing any other person (friend, relative, tradesperson) access to the property during the service period, to avoid misunderstandings.
• Respond to IKAG's communications within a reasonable time, particularly when a decision is required regarding a maintenance issue.
• Maintain adequate property insurance as described in Section 7.3.
9. Scope of Inspections and Reports
IKAG's inspections are visual inspections carried out by a trained and experienced caretaker. They are not formal structural surveys, electrical inspections, or plumbing inspections, and should not be treated as such.
IKAG will exercise reasonable skill and care in identifying visible signs of damage, deterioration, or risk. However, IKAG cannot be responsible for detecting defects that are hidden, latent, or only discoverable by specialist equipment or specialist investigation.
Inspection reports are provided for your information and records. They are not a guarantee that the property is free from defects. If any concern is noted in a report, we recommend acting on it promptly.
10. Confidentiality
Both parties agree to treat all information exchanged in connection with the service as confidential. IKAG will not disclose information about your property, your personal situation, or any details of your service agreement to any third party, except as required by law or as necessary to deliver the agreed service (such as providing a subcontractor with the property address).
This obligation of confidentiality survives the termination of the service agreement.
11. Intellectual Property
All inspection reports, photographs, written assessments, and other documents produced by IKAG in connection with your service are the intellectual property of IKAG. By entering into a service agreement, IKAG grants you a non-exclusive, perpetual licence to use these documents for the purpose for which they were produced (property management, insurance documentation, and your own records). You may not reproduce or distribute IKAG's reports for commercial purposes without our written consent.
12. Force Majeure
IKAG shall not be in breach of these terms or liable for any failure or delay in performance where such failure or delay results from circumstances beyond our reasonable control, including but not limited to: extreme weather conditions that make travel to the property unsafe, natural disaster, pandemic, civil unrest, or failure of infrastructure (roads, utilities).
In such circumstances, IKAG will notify you as soon as reasonably possible and will reschedule the affected visit or service as soon as conditions allow.
13. Amendments to These Terms
IKAG reserves the right to amend these Terms of Service. For material changes, you will be given at least 30 days' written notice by email before the changes take effect. Your continued use of the service after the effective date constitutes acceptance of the amended terms.

14. Governing Law and Disputes
These Terms of Service are governed by and construed in accordance with the laws of Sweden.
In the event of a dispute, we encourage you to contact us directly first at info@ikag.se — the vast majority of issues can be resolved quickly through open communication.
If a dispute cannot be resolved directly, either party may refer the matter to the Swedish National Board for Consumer Disputes (Allmänna reklamationsnämnden, ARN) at www.arn.se, if the dispute falls within ARN's scope.
If the dispute cannot be resolved through ARN or direct negotiation, it shall be submitted to the courts of Sweden, with the District Court of Jönköping (Jönköpings tingsrätt) as the court of first instance, unless mandatory Swedish consumer law provides otherwise.
15. Entire Agreement
These Terms of Service, together with your individual Service Agreement and the Privacy & Legal Notice published on the IKAG website, constitute the entire agreement between the parties with respect to the subject matter hereof, and supersede all prior discussions, representations, and agreements.
If any provision of these Terms is found to be unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.
